The Market
Value is determined by area comps.
A market survey of area competition is done to
determine the market value. We do an MLS search for the same subdivision
to determine what comparable properties have leased for in the last 6 month to 1
year and to determine how many comparable properties are currently listed for
lease. The number of days current and past listings have been on the
market is also factored in. The time of year is a large factor in the rental
market. The first and last quarters are traditionally slow.
Properties are listed on MLS (Houston Association of Realtors
Multiple Listing Service) which can be viewed by the 20,000 plus area
Realtors as well as the General Public World Wide.
With the Property Owners permission a Bonus is sometimes offered to the Tenants
Agent.
Properties are also listed on other popular internet web-sites.
Word of Mouth, we offer a $50 Wal-Mart Gift Cards for tenant
referrals.
Place display ads in the local Greensheet Newspaper; the ad also appears
on-line.
Put
For Rent signs in windows or yards of each available property.
Sales Listing & Research
Service:
Research is done to gather the property details needed to
list the property at a competitive sales price as well as be able to provide a
prospective Buyer the information necessary to make an informed buying decision.
Recent sales
information is gathered to determine the market value. Current tax
evaluation and statements are pulled to determine the tax appraised value as well as
the annual tax amount.
The
amount of the Home Owner Association (HOA) dues is determined as well as what is covered by
the HOA dues.
Rental comps are pulled from MLS to determine the current
market rental rate. If it is already occupied the lease will determine the
amount of monthly rent as well as the lease dates and terms.
Some of this
information is provided by the Property Owner, but if the Owner is out of state
and not totally familiar with all of the property details, we have the means to
gather the information.
We walk the
property to determine the property condition and to become familiar with the
property.
A Cash Flow
Spreadsheet is completed that includes property details such as square footage,
year built, Key Map location, property type, number of bedrooms, baths, garage
spaces, current and potential income and an estimate of the fixed expenses such
as property taxes, HOA fees, utilities, etc.
The spreadsheet is available to emailed or faxed to potential Buyers and
other Agents.
It is my experience that Buyers are more likely to buy a property with the
details furnished to them than they are if they have to do the research
themselves.
We list the property,
including pictures, on the Houston Association of Realtors Multiple Listing
Service (MLS) Web-Site inviting the 20,000 plus area Realtors to help find a
qualified Buyer or Tenant. I offer 50% of my commission to any Realtor who
helps to sell or rent a property. The listing is automatically listed
on http://www.Realtor.com, a website that is commonly used by the general public and has
World Wide exposure.
Care is taken to give a concentrated summary of the property details in the
comment section of the listing. We take care to get the best
possible pictures to include in the listing.
Donna's cell phone number is put in all MLS listings to encourage other
Agents to call her directly for appointments to show properties on any day and
at any time. Donna prefers the personal contact with the Agent, verses
using a showing service to make the appointments.
Showing services are used by most large real estate firms. It has been my
experience that most Listing Agents are hard to reach after hours and on
weekends. I am easy to reach by cell phone 24 hours per day!
The
Property and Pictures are posted on varies web-sites that are viewed by
prospective Buyers or Renters from all over the World.
A detailed
comparative survey of Sold, For Sale and Rentals in the immediate area is
done to offer the Seller a Broker Opinion of Market Value.
